In accordance with your instructions we shall seek offers in respect of the property that shall encourage sufficient interest from prospective purchasers / tenants to come forward with offers which will be acceptable to you (NB all figures quoted will be exclusive of VAT if applicable and please advise by return if the transaction will be subject to VAT).
Marketing Proposals
a) Particulars
We recommend marketing particulars are prepared to incorporate a colour photograph of the exterior of the property and a draft copy will be prepared for your approval upon confirmation of your instructions.
We recommend the erection of a To Let / For Sale board on the front of the building / site, with additional wording on the board stating the floor area.
We regularly advertise in the commercial section of the Express & Star and Chronicle and recommend that an initial run of two display advertisements, including a photograph, are placed in the Express & Star, in addition to the following, depending upon specific features being run by these publications.
In respect of general marketing and depending upon general progress we shall arrange for periodic advertisements over a period of 6 months.
d) General
In the event of the property being withdrawn from the market or from our agency for any reason, a fixed charge of £250.00 plus VAT will be made to cover our time involved in inspecting the premises, calculating floor area, providing marketing advice, drafting sales particulars, adverts etc...and accompanying parties to the premises.
This will be in addition to advertising expenses and authorised disbursements as set below.
General Comments
In the event of the premises vacant, you must be aware of the risk of frost damage. In such circumstances you are advised to arrange for all plumbing systems to be drained down. Unless we hear to the contrary we shall assume that you have made all of the necessary arrangements.
If we should hold the keys for the property we do not accept any liability for the security of the building and we are not to be notified to the Police as a registered key holder.
In your own interest we recommend that all interested parties are referred back to ourselves in order that we are able to conduct negotiations to your best advantage.
